Bilt Rewards banks $60M growth on a $350M valuation to advance credit card benefits for renters

Bilt Rewards, a loyalty program for property renters to earn points on rent with no fees and build a path toward homeownership, announced Tuesday a round of $60 million in growth funding that values the company at $350 million.

The investment comes from Wells Fargo and Mastercard and a group of the nation’s largest real estate owners, including The Blackstone Group, AvalonBay Communities, Douglas Elliman, Equity Residential, GID-Windsor Communities, LENx, The Moinian Group, Morgan Properties, Starwood Capital Group and Related.

Bilt launched back in June out of Kairos, the startup studio led by Ankur Jain, focused on enabling over 109 million renters in the U.S. to earn points from paying their rent every month — typically someone’s largest monthly expense. Since then, the program was rolled out across over 2 million rental units, Jain told TechCrunch.

“We are the first and only alliance of the major property owners to create this kind of program and already have 15 of the top 20 owners involved,” he added. “We are also the only co-branded card to offer points on rent.”

Greg Bates, GID president and CEO, said his company has 130 assets spread across the top 20 markets and manages 40,000 apartment units. He learned about Bilt from a colleague who attended a proptech conference where Jain demoed the Bilt card.

For as long as Bates has been in the real estate industry, about 20 years or so, renters have wanted to pay rent with a credit card for convenience and to earn loyalty points. However, that was cost-prohibitive in terms of the surcharges needed to be added to the rental rate — until Bilt, he said. The card “is incredibly easy to use” and integrates into property owners’ online payment systems.

“Bilt has transformed the value proposition for residents that want to use a credit card and for landlords that want to accept them,” Bates added. “There will always be barriers to entry for products like this, but Bilt spent time with Mastercard and Wells Fargo to develop this unique product which will be a competition differentiator for a few years to come.”

In addition to the new funding, Bilt is also announcing new benefits for its loyalty members and upgraded offerings for the Bilt Mastercard, including the ability to earn up to 50,000 points on rent per year and unlimited points using the credit card.

For members, Bilt will pay interest in the form of points for a member’s account each month based on their average daily points balance over the 30-day period, and offer a concierge service for members choosing to redeem their Bilt points toward a home down payment. In addition, members can earn bonus points on top of points used by landlords on new leases and renewals.

Bilt worked with regulators, as well as Fannie Mae and the Department of Housing and Urban Development, to gain approval for using rewards points toward a mortgage. Members can also report their rent payments to the credit bureaus at no cost, which can help build credit history for millions of young renters.

Meanwhile, the company’s new “0-1-2-3” point earning structure for Bilt Mastercard holders provides no annual fee, 1x points on rent payments, 2x points on travel, 3x points on dining and 1x points on all other purchases.

This is the company’s first major external financing round and will be used to expand its real estate and loyalty partner network, grow its distribution channels and make its platform credit card more widely available to the public. Jain estimates Bilt is seeing 20% enrollment across residents.

As more renters move to homeownership over time, Bilt has plans to leverage this potential larger business to eventually become a mortgage provider for them.

“Renting is something people do for a while, and the core business has a massive scale opportunity, especially in the demographic under 35 years old, who tend to be up-and-coming professionals,” Jain added. “This is a unique target market, and Bilt will grow with them as they build their path to homeownership.”

Big banks rush to back Greenwood, Killer Mike’s Atlanta-based digital bank for underrepresented customers

Before even taking its first deposit, Greenwood, the digital banking service targeting Black and Latino individuals and business owners, has raised $40 million — only a few months after its launch.

Coming in to finance the new challenger bank are six of the seven largest U.S. Banks and the payment technology developers Mastercard and Visa.

That’s right, Bank of America, PNC, JPMorgan Chase, Wells Fargo, and Truist, are backing a bank co-founded by a man who declared, “I’m with the revolutionary. I’m with the radical policy,” when stumping for then Presidential candidate Sen. Bernie Sanders.

Joining the financial services giants in the round are FIS, a behind-the-scenes financial services tech developer; along with the venture capital firms TTV Capital, SoftBank Group’s SB Opportunity Fund, and Lightspeed Venture Partners. Sports investors Quality Control and All-Pro NFL running back Alvin Kamara also came in to finance the latest round.

Atlanta-based Greenwood was launched last October by a group that included former Atlanta mayor Andrew Young and Bounce TV founder, Ryan Glover.

“The net worth of a typical white family is nearly ten times greater than that of a Black family and eight times greater than that of a Latino family. This wealth gap is a curable injustice that requires collaboration,” said \ Glover, Chairman and Co-founder of Greenwood, in a statement. “The backing of six of the top seven banks and the two largest payment technology companies is a testament to the contemporary influence of the Black and Latino community. We now are even better positioned to deliver the world-class services our customers deserve.”

Named after the Greenwood district of Tulsa, Okla., which was known as the Black Wall Street before it was destroyed in a 1921 massacre, the digital bank promises to donate the equivalent of five free meals to an organization addressing food insecurity for every person who signs up to the bank. And every time a customer uses a Greenwood debit card, the bank will make a donation to either the United Negro College FundGoodr (an organization that addresses food insecurity) or the National Association for the Advancement of Colored People.

In addition, each month the bank will provide a $10,000 grant to a Black or Latinx small business owner that uses the company’s financial services.

So far, 500,000 people have signed up for the wait list to bank with Greenwood.

Notarize raises $130M, tripling valuation on the back of 600% YoY revenue growth

When the world shifted toward virtual one year ago, one service in particular saw heated demand: digital notary services.

The ability to get a document notarized without leaving one’s home suddenly became more of a necessity than a luxury. Pat Kinsel, founder and CEO of Boston-based Notarize, worked to get appropriate legislation passed across the country to make it possible for more people in more states to use remote online notarization (RON) services. 

That hard work has paid off. Today, Notarize has announced $130 million in Series D funding led by fintech-focused VC firm Canapi Ventures after experiencing 600% year over year revenue growth. The round values Notarize at $760 million, which is triple its valuation at the time of its $35 million Series C in March of 2020. This latest round is larger than the sum of all of the company’s previous rounds to date, and brings Notarize’s total raised to $213 million since its 2015 inception.

A slew of other investors participated in the round, including Alphabet’s independent growth fund CapitalG, Citi Ventures, Wells Fargo, True Bridge Capital Partners and existing backers Camber Creek, Ludlow Ventures, NAR’s Second Century Ventures, and Fifth Wall Ventures.

Notarize insists that it “isn’t just a notary company.” Rather, Canapi Ventures Partner Neil Underwood described it as the ‘last mile’ of businesses (such as iBuyers, for example). 

The company has also evolved to “also bring trust and identity verification” into those businesses’ processes.

Over the past year, Notarize has seen a massive increase in transactions and inked new partnerships with companies such as Adobe, Dropbox, Stripe and Zillow Group, among others. It’s seen big spikes in demand from the real estate, financial services, retail and automotive sectors.

“In 2020, the world rushed to digitize. Online commerce ballooned, and businesses in almost every industry needed to transition to digital basically overnight so they could continue uninterrupted,” Kinsel said. “Notarize was there to help them safely close these deals with trust and convenience.”  

The company plans to use its new capital to expand its platform and product and scale “to serve enterprises of all sizes.” It also plans to double down on hiring in the next year.

“Notarize is disrupting outdated business models and technologies, and there’s massive potential, particularly in the financial services space, as more companies will need to offer secure digital alternatives to in-person transactions,” Canapi’s Underwood said.

Notarize’s success comes after a difficult 2019, when the company saw “critical financing” fall through and had to lay off staff, according to Kinsel. Talk about a turnaround story.

Killer Mike, former Atlanta mayor Andrew Young, and Bounce TV founder Ryan Glover launch a digital bank

A group of Black Atlanta businessmen, politicians and entertainers — including former Atlanta Mayor Andrew Young, the entertainer Michael Render (better known as Killer Mike) and Bounce TV founder Ryan Glover — have launched a new digital bank focused on developing and promoting local communities and cultivating Black and Latinx entrepreneurs and small businesses.

Named Greenwood in an homage to the thriving Tulsa, Okla., business community known as “Black Wall Street” that was destroyed by white rioters in 1921, the digital bank has several features designed to promote social causes and organizations for the Black and Latinx community.

For every sign-up to the bank, Greenwood will donate the equivalent of five free meals to an organization addressing food insecurity. And every time a customer uses a Greenwood debit card, the bank will make a donation to either the United Negro College Fund, Goodr (an organization that addresses food insecurity) or the National Association for the Advancement of Colored People.

In addition, each month the bank will provide a $10,000 grant to a Black or Latinx small business owner that uses the company’s financial services.

For Render, the decision to launch a new digital bank alongside Young and Glover was a way to link Atlanta’s well-established, centuries-old Black business community with the technologies that are redefining wealth and creating new opportunities in the twenty first century. It was also a way to equip a new generation with financial tools that could empower them instead of undermine them.

“What I have learned about capitalism is that you’re either going to be a participant in it or a victim of it,” said Render. “The ultimate protest is focusing your dollar like a weapon.”

Young, who is also the U.S. ambassador to the United Nations, had seen the ways digital banking technologies were transforming the social order in countries like India — reducing the power of payday lenders and providing greater economic access — and wanted to bring those opportunities to communities in the U.S.

Atlanta is a perfect home for a new Black-owned digital bank. After riots in 1906 destroyed Atlanta’s own bustling Black business district in a prelude to the Greenwood Massacre 15 years later, the community rebuilt with banks like Citizen’s Trust (founded in 1921) and Carver (founded in 1946) serving the city’s Black community.

Rendon, a serial entrepreneur who owns a chain of barber shops called the SWAG Shop, some real estate, and a restaurant along with the rapper TI, said that he’s not just a founder of Greenwood, he’ll soon become a customer.

“Today, a dollar circulates for 20 days in the white community but only six hours in the Black community,” said Render in a statement.”Moreover, a Black person is twice as likely as a white person to be denied a mortgage. This lack of fairness in the financial system is why we created Greenwood.”

Greenwood will offer a physical debit card and savings and checking accounts to its customers — along with all of the digital features one would expect, including integrations with Apple, Samsung and Google Pay, the ability to make peer-to-peer payments, mobile checking deposits and free ATM usage at over 30,000 locations.

“It’s no secret that traditional banks have failed the Black and Latinx community,” said Glover, in a statement. “We needed to create a new financial platform that understands our history and our needs going forward, a banking platform built by us and for us, a platform that helps us build a stronger future for our communities. This is our time to take back control of our lives and our financial future. That is why we launched Greenwood, modern banking for the culture.”

To run the bank, the founding team hired Aparicio Giddins, who’s serving as the company’s president and chief technology officer. David Tapscott, a former executive with Combs Enterprises and Green Dot, is serving as the company’s chief marketing officer. Andrew “Bo” Young III, the managing partner of Andrew Young Investment Group and Paul Judge, the co-founder of Pindrop and TechSquare Labs, both have seats on the company’s board of directors.

The timing for Greenwood’s launch is somewhat auspicious, coming as it does nearly a century after the launch of Citizen’s Trust and days after the chief executive of Wells Fargo, Charles Scharf, said really, really dumb things about diversity in the financial services industry.

Backing the company is a $3 million commitment from undisclosed angel investors. The bank is currently taking deposits and the hope, according to Rendon, is for it to start a new wave of entrepreneurial activity among young Black and Latinx community members and their allies.

“The work that we did in the civil rights movement wasn’t just about being able to sit at the counter. It was also about being able to own the restaurant,” said Ambassador Young. “We have the skills, talent and energy to compete anywhere in the world, but to grow the economy, it has to be based on the spirit of the universe and not the greed of the universe. Killer Mike, Ryan and I are launching Greenwood to continue this work of empowering Black and brown people to have economic opportunity.”
